Privacy Policy
This Privacy Policy explains how RentMatcher collects, uses, discloses, retains, and protects information when you use the RentMatcher mobile application, website, and related services. It is designed for a product where renters use the marketplace for free and landlords may pay for premium tools. RentMatcher is operated by Chase Sims d/b/a RentMatcher.
1. Information We Collect
- Account information, such as name, email address, phone number, authentication provider, and account identifiers.
- Verification information, such as email, phone, TOTP, passkey, and device anti-abuse status.
- Profile and preference information, such as role, bio, date of birth, budget, move-in timing, location preference, lifestyle preferences, saved searches, and roommate preferences.
- Listing information, such as titles, descriptions, photos, videos, 3D/room-plan media, rent, listing addresses or coordinates, availability, amenities, and landlord notes.
- Activity information, such as likes, passes, matches, compatibility scores, in-app messages, attachments, read state, blocks, reports, tour requests, lead decisions, saved searches, and boost activity.
- Purchase and entitlement information, such as subscription or Boost product identifiers and StoreKit receipt/transaction status. Apple handles payment card details.
- Support and safety information, such as messages you send to support, reports, moderation context, and related investigation records.
- Technical information, such as device identifiers, APNs/device-token and push-token status for Firebase phone authentication, account security, optional multi-factor verification, and enabled notifications, device type, app version, diagnostic events, device-area anti-abuse signals, IP-derived logs, and security telemetry.
2. Sources Of Information
We collect information directly from you, from your device, from other users when they interact with you, from Apple, Firebase Authentication and other Google/Firebase services, from Meta/Facebook if you choose Facebook Login, and from landlord-connected systems when a landlord chooses to connect listing, calendar, booking, property-management, or market-data tools.
3. How We Use Information
- Provide, operate, personalize, secure, debug, and improve the Service.
- Create accounts, authenticate users, verify accounts, and prevent fraud or abuse.
- Show listings, profiles, matches, messages, tours, saved searches, reports, leads, and premium landlord tools.
- Rank and score listings or roommate candidates using systems designed not to use protected-class signals.
- Process subscriptions and Boost entitlements through Apple In-App Purchase.
- Support Firebase phone authentication, account security, optional multi-factor verification, and user-controlled notifications, including local alerts and Apple Push Notification service/Firebase-supported delivery when enabled.
- Support landlord integrations when enabled by a landlord.
- Respond to support, privacy, safety, legal, and security requests.
- Enforce our Terms, Community Guidelines, Fair Housing Policy, and legal rights.
- Comply with law, legal process, app-store obligations, accounting requirements, and safety obligations.
4. How Information Is Shared
We share information as the Service is designed to work: profiles and listings are shown to relevant users; messages and attachments are shown to conversation participants; landlords may see renter lead and tour information; and users may see match, block, report, or moderation effects in the product.
We also share information with service providers that help us operate the Service, including cloud hosting, database, storage, authentication, payments, maps, app/device attestation where configured, first-party diagnostics, support, security, and deployment providers. These providers process information on our behalf or under their own terms where you choose their services. We do not use behavioral analytics SDKs or advertising SDKs; Firebase Analytics and Firebase Ads are disabled.
We may disclose information if required by law or legal process, to enforce our terms, to investigate fraud, abuse, security, or fair-housing concerns, to protect rights and safety, or in connection with a merger, acquisition, financing, reorganization, or sale of assets.
5. Location, Maps, And Listings
RentMatcher uses locations you type, such as search areas, addresses, optional work locations, or listing locations, to support search, proximity, tours, market tools, listing workflows, and anti-abuse controls. Address queries may be sent to Apple map services to resolve locations into coordinates. We do not use precise work addresses or date of birth for matching.
6. Landlord Integrations
If a landlord connects an outside system, RentMatcher may import and sync listing, lead, tour, availability, pricing, connection-health, and operational status information from that system. RentMatcher may also send the minimum information needed back to that system to keep the landlord's workflow current. A landlord can disconnect supported integrations through the app where available.
7. Retention And Deletion
We keep information for as long as reasonably needed to provide the Service, comply with law, resolve disputes, enforce agreements, protect users, prevent fraud and abuse, maintain security, and operate backups. You may delete your account in the app or contact us for help. Deletion can take a reasonable time to propagate through active systems, backups, logs, and service providers. Some records may be retained where required or permitted by law, including security, fraud, payment, safety, tax, accounting, dispute, and legal records.
8. Your Privacy Choices
You can review and update many account, profile, listing, preference, notification, and integration settings in the app. You can block users, report content, delete your account, and contact us with privacy questions or requests at privacy@rentmatcher.com.
9. U.S. State Privacy Rights
Depending on where you live, U.S. state privacy laws may give you rights to know or access personal information, delete personal information, correct inaccurate information, receive a portable copy, opt out of certain sharing or targeted advertising, limit certain uses of sensitive personal information, and appeal a decision about a request.
RentMatcher does not sell your personal information and does not share it for cross-context behavioral advertising or targeted advertising. We do not use an advertising identifier (IDFA) or App Tracking Transparency tracking, and we do not work with third-party ad networks. To exercise privacy rights, delete your account in the app or email privacy@rentmatcher.com. We may verify a request using information associated with your account.
10. Children
RentMatcher is not directed to children, and no one under 18 may use the Service. We do not knowingly collect personal information from anyone under 18. If you believe a minor provided information to us, contact privacy@rentmatcher.com.
11. Security
We use administrative, technical, and organizational safeguards designed to protect information. No method of transmission or storage is completely secure, and we cannot promise absolute security. Use a strong password, keep verification methods current, and contact us if you believe your account or information has been compromised.
12. International Users
RentMatcher is operated for users in the United States. If you access the Service from outside the United States, you understand that information may be processed in the United States and other locations where our service providers operate.
13. Changes
We may update this Privacy Policy from time to time. If changes are material, we will take reasonable steps to notify you, such as through the app or website, and update the effective date.
